We are experts in building field constructed homes: we have done it over 2,300 times. When we started thirty years ago, we
had real pros working directly for us, and as subcontractors, to field build our homes. This included: (a) framing carpenters
who could build a set of stairs from scratch, using just rough cut lumber, to tolerances of 1/32nd of an inch (we used one
such carpentry contractor and his family for eighteen successive years until he retired); (b) plumbers who were magicians
with copper, solder and flux, who could assemble a labyrinth plumbing system that never knocked or leaked and was perfectly
balanced, so an errant toilet flush didn't scald a child in a bath; (c) electricians whose breaker box wiring was a work of
art and who properly loaded each circuit for maximum efficiency; (d) painters who could hand paint trim with never an overrun,
roll paint on wall surfaces with perfect leveling and whose trained eyes saw and fixed every imperfection before even we saw
it; (e) trim carpenters and cabinet makers who could compound miter crown molding with laser precision and build a kitchen
cabinet directly on the wall from which it would hang.
Sad to say, these highly skilled craftsmen are rarely available any more, and certainly not in the numbers necessary to
build the thousands and thousands of homes constructed in our geographic area every year. Instead, we have recently had to
rely on crews of "piece workers", who are paid by the task performed. Their incentive is to get their task finished
as quickly as possible and move on to the next job. They generally have no apprentice training, and change their business
and work locations frequently. Unfortunately, quality suffers and pride of workmanship is absent. Any builder who tells
you otherwise is either unaware of what traditional construction quality standards are, or is just plain fibbing.
Fortunately, advanced technologies and new manufacturing techniques have become available which allow those builders who
are flexible, and wish to take advantage of them, to still produce very high quality homes. We think of, and refer to this
process as "Component Crafting".
Any home structure is a composite of systems and components. The systems include structural, electrical, mechanical and
plumbing. The components include roofing, windows, doors, siding, exterior trim, appliances, fixtures, lighting, interior
walls, interior trim and flooring.
Using Component Crafting, we fabricate your home's systems and components in controlled conditions, off site, using state
of the art, computer driven manufacturing processes. We then assemble these components and systems, both off site and on,
to create the elaborate structure which is your dream home.
Today, it is really quite simple. The more of your home we can fabricate and assemble off site, in controlled conditions,
the better we can assure you of quality and value in that home.
While we no longer have our carpenter who can build a set of stairs to a 1/32nd of an inch tolerance in the field, we
do have laser saws and precision assembly lines which can build the same set of stairs, off site, to a tolerance of 1/1,000th
of an inch. The cabinet maker and trim carpenter have been replaced by laser miter boxes which can make 5,000 cuts with no
observable or measurable difference from the first to the last cut, yielding cabinets and trim better than that possible in
field construction conditions.
The time is not far off when homes will be built entirely in controlled assembly areas and transported by a heavy lift
helicopter or air ship directly to the foundation of your home site. That era will usher in residential construction speed,
value and workmanship equal to the automobile industry. We are not there yet, but we are headed in that direction. We at
Koury Communities strive to be on the cutting edge of that technology. Why?... simply, because it will allow us to build
your dream home with speed, value added and quality that will be in keeping with our decades old pride of workmanship.
